Terms and Conditions


Thank you for choosing to book at Lynnfield and we are confident you and your group will enjoy the comforts and ambiance that Lynnfield provides.

When you make this booking you are entering an agreement with us. Please read the terms and conditions of booking below. Please note your booking is confirmed on receipt of the confirmation email from Lynnfield or our partner agencies.


The price you see is the price you pay. It includes all gas and electricity, bed linen, towels (but not beach towels), tea towels, and a fully equipped kitchen for a self catering holiday.

We accept the following forms of payment: cash, debit cards and credit cards. Cheques will be accepted if paid in advance and received by us at least 28 days before your stay.

Paying a deposit

To make a reservation we ask for a £200 deposit at the time the booking is made through our online booking system.

Final Payment

This will need to be received 28 days before the holiday start date.

Cancellation and insurance

Once you have booked your stay the agreement is a legal contract and the deposit you have paid is non-refundable. If you need to cancel please contact us immediately. We will always try to provide an alternative date for your stay where possible.

For cancellations made up to 28 days before your booking you will not be liable for the total balance. For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the total amount unless we are able to relet the house. To protect yourself against any loss you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.


We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.


Your accommodation will be ready for you from 4 pm on the day of arrival, unless otherwise arranged. Please let us know the expected time of arrival and if you plan to arrive after 8 pm.


Please be ready to leave your accommodation by 10 am on the day of departure, unless otherwise arranged.

Breakages and damages

Please take care when staying with us. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.


One well behaved dog is permitted. Any additional dogs can be accepted at an additional cost but please contact us to discuss this before you make a booking.

No Smoking

Smoking is not permitted on any part of the premises. All our rooms are fitted with smoke detectors.


Some data gathered during the course of this booking may be held on computer. However no details regarding bank accounts or debit and credit cards are stored.
